He advised that the Core Area design guidelines were used for the proposed development, and staff used their understanding of what makes a building approachable and what colours were acceptable.

He noted that the proposed development was included in the Master Plan, but the exterior design had been changed slightly. He indicated that there were some minor changes to the Master Plan because of tenants like Canada Post.

- Mr. Dodds pointed out that the City has jurisdiction over the first road that enters the Astro Hill complex and can propose changes to the land. He explained that the City can require various studies, including traffic, access and parking, when a complex is developed on private property, The developer can be required to provide an approved Site Plan based on the studies.

- Mr. Dodds provided the following information: Currently, there are two parking locations, one on the side and one at the back. Move the side parking location to the back Maintain the two driveways at the back to access all of the parking stalls This would eliminate two driveways. This proposal was presented to the developer and is being explored. The proposal would only affect the ground floor.

He explained that amendments to the General Plan and Zoning By-law regarding the Housing Accelerator Fund and Housing Action Plan take up to ten months for approval.
